“The asking price of $20 million for this bungalow presents a rare opportunity to own a home in a GCB area that is also close to several top schools. Records from URA Realis show that the property was last sold for $6.5 million in 2008. It was then rebuilt into its current form in 2011, designed for a multi-generational family who resided there for fourteen years. After their departure in June, the property has been put up for sale.
At $20 million, the bungalow is the most competitively priced in a GCB area in District 11, according to PropNex’s Tan. This price is equivalent to that of a new detached house in the same district, albeit on a smaller land area of under 5,000 sq ft.
Moreover, the bungalow’s efficient layout and well-maintained condition make it an attractive option for buyers who prefer properties that require minimal renovation. According to Tan, the cost of renovating the property could amount to at least $950,000, depending on the choice of materials, fittings, and fixtures used.
“We have received positive interest from various types of buyers, including families with young children seeking to be near schools in the area, as well as retirees from neighboring GCBs,” he notes.
Located in a mixed landed housing estate off Newton Road, the property of interest is near 32 Gilstead, a luxurious 14-unit condo developed by Kheng Leong Co. Since its launch in April 2024, the project has sold 11 units (79%). The most recent transaction was in June when a 4,219 sq ft unit on the third floor was sold for $15 million ($3,555 psf).
The residential development sits on a combined freehold site of 43,457 sq ft, which was acquired by Kheng Leong for $70 million in February 2022 from the sale of two bungalows. Meanwhile, a semi-detached house at 43A Gentle road was sold for $14.4 million in February, marking the highest psf price achieved in the landed housing estate off Newton Road.
Despite the limited availability of GCBs in the Bukit Tunggal area, the latest transaction was for $26.5 million in December 2017, for a 20,355 sq ft freehold plot. Alvin Tan of PropNex Realty is confident that the bungalow’s asking price of $20 million will attract serious buyers, considering the current market conditions.
“Looking ahead, we anticipate a possible ease in financing costs in the second half of this year and a low supply of available bungalows going for less than $20 million. This may pique the interest of ultra-high net-worth families and newly minted Singaporeans in the GCB and bungalow market,” comments Loyalle Chin.
