Based on caveats lodged, the most recent transaction in the neighbourhood was a freehold semi-detached house at 1D Buckley Road that was sold for $8.8 million in August 2025. The semi-detached house sits on a land area of 2,997 square feet and was built in 1997.Another sale was for a semi-detached house on a freehold site of 8,174 square feet at 43 Gentle Road, that was sold for $14.28 million ($1,747 per square foot). This sale was brokered by Knight Frank Singapore and the buyer was developer Pinnacle Assets. In 2023, Pinnacle Assets purchased the site for $15.75 million ($1,927 per square foot) in an estate sale.Pinnacle Assets then further subdivided the 8,174 square feet site and is currently redeveloping it into a pair of semi-detached houses that will be sold separately.The adjoining semi-detached house at 43A Gentle Road sits on a land area of 4,060 square feet and was bought for $14.4 million ($3,547 per square foot). This marked the highest per square foot price for a property in the landed housing estate off Newton Road. The transaction was lodged in February this year.32 Gilstead, a 14-unit luxury condo that was launched in April 2024 by developer Kheng Leong Co has reportedly sold 11 out of the 14 units (79%). The most recent transaction was in June when a 4,219 square feet four-bedroom unit on the third floor was sold for $15 million ($3,555 per square foot). The condo was built on a combined freehold plot of 43,457 square feet. The developers of 20 Gilstead has speculated that future buyers would be willing to invest in bungalows with a price tag of $20 million or more.”With the interest rates possibly going down in the later half of the year, together with the limited bungalows in the market for less than $20 million, we believe that ultra-high net-worth families and newly minted Singaporeans will start to show more interest in the GCB and bungalow market,” says Loyalle Chin.Bukit Tunggal GCB areaThe latest transaction in the Bukit Tunggal GCB area was in December 2017, when a freehold plot spanning 20,355 square feet was sold for $26.5 million ($1,302 per square foot). Before that, a smaller bungalow site measuring 10,516 square feet at 15 Bukit Tunggal sold for $17.5 million ($1,665 per square foot) in May 2013. Tan believes that GCBs within the Bukit Tunggal area are incredibly sought-after and are not put up for sale often. Few properties within this region have been sold over the years.In the Chancery Lane area, a GCB that sits on a freehold plot of 11,468 square feet was sold for $23.5 million ($2,049 per square foot) in May this year.”The landed property market is slowly picking up and is showing positive signs, especially as the direction of interest rates is becoming more transparent,” says Tan. However, he believes that buyers are still being cautious due to the ongoing uncertainties in the global economic environment.Tan adds, “Demand for landed properties in Singapore remains strong, especially among price-sensitive buyers who see value in purchasing smaller bungalows within the GCB areas or other highly sought-after neighbourhoods”. Given its fantastic location and price tag of $20 million, Tan is confident that the property will attract buyers with ease.
