Completed Copen Grand Scoops Top Ec Title Second Time
; bargain hunters pick up unsold units
Copen Grand, a 639-unit executive condominium (EC) located in Tengah, has recently obtained its temporary occupation permit at the end of April. Developed jointly by City Developments (CDL) and MCL Land, this marks the first completed EC in the new estate.
Spanning twelve 14-storey blocks on a site at the corner of Tengah Garden Walk and Tengah Drive, Copen Grand is within walking distance to three upcoming MRT stations on the Jurong Region Line – Tengah, Hong Kah, and Tengah Plantation, set to open in the next two years.
Senior Vice President and Deputy Head of Property Division at City Developments, Tay Seok Cheng, received the Top Executive Condominium award for Copen Grand from Angeline Yap, Regional Managing Director of V-Zug Singapore & Southeast Asia. This prestigious award was given at the EdgeProp Singapore Excellence Awards (EPEA) 2025. This is the second time Copen Grand has clinched this title, the first being in 2023 when it was still under construction.
At its launch in October 2022, Copen Grand received an overwhelming response from buyers, with over 70% of the units sold on the first day. The remaining units were snapped up by second-time buyers just a month later. The average price per square foot for units at Copen Grand was $1,338, based on caveats lodged with URA.
With its successful sales, Copen Grand has set new benchmarks for residential developments in Singapore. The 237,032 sq ft site was awarded to CDL and MCL Land through a Government Land Sale tender in 2021, with a record land rate for EC sites at the time. This site was the first EC plot in Tengah, a new 700ha estate between Jurong, Choa Chu Kang and Bukit Batok. The masterplan for Tengah, unveiled in 2016, highlights the town’s smart and sustainable features, including a car-free town centre, a 20ha Central Park, and dedicated walking and cycling paths. Upon completion, Tengah will be home to approximately 42,000 new units in five districts- Plantation, Garden, Park, Brickland, and Forest Hill.
Copen Grand was conceptualised with greenery and sustainability in mind, designed by ADDP Architects. It incorporated green features such as photovoltaic systems to harness solar energy, a car park with electric vehicle charging stations, energy-efficient appliances, and lush landscaping with greenery and water bodies. As a result, Copen Grand was the first EC to be awarded the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.
