The Courtyards, a stunning duo of 2½-storey detached homes on Broadrick Road, has been recognized as the Top Landed Development at the EdgeProp Singapore Excellence Awards (EPEA) 2025. This remarkable freehold landed project was jointly developed by The Land Managers, a boutique investment and development firm founded by Andy Lim in 2020. The project’s top-notch interior design and finishes, as well as its commitment to sustainability, also contributed to its high score. The Courtyards’ design pays tribute to the heritage of landed homes in the Mountbatten Road estate, where many of Singapore’s old wealthy families built prime beachfront homes in the 19th and 20th centuries. Thus, the design concept seamlessly combines elements of colonial-era black-and-white bungalows with a modern twist. The project’s top-notch interior design and finishes also played a significant role in the project’s high score.

According to Andy Lim, founder of The Land Managers, “For me personally, real estate is more than just structures; it’s about the stories and history embedded within a place. With The Courtyards, our vision was to create a dialogue between the site’s rich heritage and the needs of contemporary living. The Courtyards skillfully reinterprets this architectural element as a central design feature, from which the project gets its name.

Key features of The Courtyards include the Schindler glass lift, enclosed within a shaft clad in Parklex laminate panels made from real wood veneer. This design complements the building’s black-and-white façade while offering durability and easy maintenance. All the interior finishings and fittings are the same across both houses. To ensure that the interior design matched its majestic exterior, Andy Lim flew to Carrara, Italy, to handpick the marble for the living and dining room, as well as the feature wall in each master bathroom. He shares that this elegant marble is visually stunning and offers a luxuriously smooth surface that enhances the overall ambiance of the space. Sojonohun, an interior design studio, also played a critical role in achieving a sense of timeless elegance throughout the living areas. Caesarstone kitchen countertops were chosen for their durability and refined aesthetic, while bathrooms were fitted with sanitary ware from Hansgrohe and Duravit.

The private living quarters are separated from the guest and entertainment spaces on the first floor, with the master bedroom suite and three bedrooms on the second floor. The attic consists of the junior master suite and an ensuite bedroom leading to an outdoor balcony. The open-plan layouts facilitate airflow throughout the residence, ensuring a more comfortable indoor environment while reducing energy usage. Additionally, the project integrates energy-efficient water heaters powered by solar panels to reduce electricity consumption.
