October Bto Exercise Include About 3300 Flats Wait Times Less Three Years

HDB recently announced the launch of the October Build-To-Order (BTO) sales exercise, which will offer 9,100 flats for sale. This includes 3,294 Shorter Waiting Time (SWT) flats, with waiting times of less than three years.

The SWT flats will be available in four BTO projects located in Bedok, Sengkang, and Yishun, and will consist of a mix of two-room flexi to 3Gen flats. These projects also include Community Care Apartments (CCA) for seniors.

With the October exercise, HDB has launched a total of 4,690 SWT flats in 2025, surpassing their earlier target of 4,500 units. HDB plans to continue launching around 4,000 SWT flats annually over the next two years to address housing demand and shorten waiting times for buyers.

According to Eugene Lim, key executive officer at ERA Singapore, this launch marks a deliberate shift by HDB to meet evolving buyer needs. By offering more SWT flats, HDB aims to attract first-time buyers who may otherwise turn to the resale market due to urgency, thus helping to stabilize resale prices which have been climbing in recent years.

Two of the four SWT projects are located in Yishun, with both having an estimated waiting time of 2 years and 7 months. Yishun Glade, situated at the corner of Yishun Street 31 and Yishun Ring Road, features 569 units spread across four residential blocks, offering two-room flexi and four-room flats. Amenities such as a children’s playground, fitness stations, a rooftop garden, and a senior care center are included in the development. Nearby amenities include Junction 9, Yishun Mall, and Yishun Public Library.

The other SWT project in Yishun is Chencharu Grove, located along Bah Soon Pah Road and Chencharu Link. This development offers 826 units across six residential blocks, ranging from two-room flexi to five-room flats. It is close to Khatib MRT Station on the North-South Line and amenities such as Khatib Central, Wisteria Mall, Northpoint City, and Yishun Hawker Centre. Lim expects Chencharu Grove to be among the most popular projects in the October BTO exercise due to its proximity to the MRT station and nearby schools.

In Sengkang, Fernvale Plains comprises five residential blocks, including a rental block, offering 830 units ranging from two-room flexi to five-room flats. The project also includes 207 CCA units and shared community spaces such as gardens, fitness stations, and a preschool. It is situated close to Seletar Mall, Fernvale Community Club, and Compass One. The estimated waiting time for this project is 2 years and 8 months.

Ping Yi Court, located along Chai Chee Street in Bedok, will comprise five 15-storey blocks with 862 units, ranging from two-room flexi to 3Gen flats. Residents will have access to amenities such as a preschool, playground, rooftop garden, and fitness stations. The project has the longest waiting time among the four, at 2 years and 9 months.
