Prime Retail Rents Weather Tenant Exits Rising 03 Q O Q Cushman Wakefield
A recent report by Cushman & Wakefield reveals that prime retail rents in highly sought-after areas such as Orchard increased by 0.3% in the third quarter of 2025. This growth was driven by the continued demand from international retailers who are looking for high-footfall locations frequented by both locals and tourists. Some notable new additions to the retail scene include Australian brand Yo-Chi, Chinese brand Joocyee, Danish store Flying Tiger Copenhagen, and American brand Alo.
Along with prime retail areas in the city, suburban prime malls also saw a 0.3% rental growth in the third quarter. This can be attributed to the consistent spending on essential items and the low vacancy rates, which stood at 6.6% in the second quarter of 2025. However, the report notes that certain F&B and cinema operators have closed down due to the challenging operating environment with rising costs and online competition. Despite this, other experiential retailers such as Munchi Pancakes, Chagee, CocoArt, and Wan To Play are expanding.
In terms of retail sales, Singapore saw a modest growth of 0.5% year-to-date as of July. This was driven by sectors like computer and telecommunications equipment, which saw a 14% increase year-to-date. The report predicts that retail sales will see moderate growth for the rest of the year due to factors like government voucher schemes, high-profile events like the Formula 1 race, and the holiday season.

Looking ahead, the limited pipeline of major projects in Singapore is expected to support the resilience of retail rentals. The report also states that new retail supply in the entire island is expected to average around 300,000 sq ft annually from 2026 to 2029, which is significantly lower than the 10-year average. While there are some near-term additions in the works, larger projects of over 100,000 sq ft, such as Bukit V Mall and the Tanglin Shopping Centre redevelopment, are only expected to be completed in 2028.
