A collection of seven conservation shophouses located at 284-296 Geylang Road is now available for sale through an expression of interest (EOI) at a guide price of $65 million, announced Huttons Asia, the exclusive marketing agent for the property.
The shophouses, all two-storeys, are situated on a combined freehold land area of 10,520 sq ft and have a total built-up area of 21,000 sq ft. Based on the total built-up area, the guide price comes to $3,095 per square foot (psf). These properties were granted preliminary approval by the Urban Redevelopment Authority (URA) in 2021 for the addition of an attic level, which could potentially increase the gross floor area.
Located in the Geylang Conservation area, the corner shophouse at 284 Geylang has permanent approval for F&B use and sits at the intersection of Geylang Road and Lorong 14 Geylang. Nearby amenities include the Aljunied MRT station (East-West Line) and the Singapore Sports Hub.
According to Lee Sze Teck, senior director of data analytics at Huttons Asia, the shophouses are zoned for commercial use and are therefore open to foreigners. With interest rates falling, Lee expects interest in shophouses to pick up in the third quarter of 2025.
