Hong Kong’s Swire Properties And Thailand’s City Realty Unveil Upper House Branded Residences

City Dynamic, a joint venture between Thailand’s City Realty and Hong Kong’s Swire Properties, have recently launched two new luxury residential projects called Upper House Residences Bangkok and The Wireless Residences by Upper House. This marks the debut of the world’s first Upper House-branded residences, a move that expands the renowned hospitality label into the realm of luxury residential living.

Established in 2008 by Swire Hotels, the Upper House brand has become synonymous with refined design, exceptional service, and understated luxury. With the launch of these branded residences, the brand reaches a new milestone in its evolution and demonstrates confidence in Bangkok’s growing appeal as a global luxury hub.

Located on the prestigious Wireless Road, these two freehold residential towers are within walking distance of five-star hotels, premier shopping destinations, international schools, and embassies. They also boast panoramic views of Lumphini and Benjakitti parks.

Construction is set to begin in April 2025 and is targeted for completion in 2030. The project’s architecture will be led by Foster + Partners (Thailand) Ltd., while the landscape design will be handled by Bangkok-based PLandscape.

Rivelle Tampines, situated just beyond Tampines West MRT, enjoys convenient access to Tampines MRT Interchange, serving the East West Line and Downtown Line. The Upper House Residences Bangkok will consist of a 52-storey tower with 156 units, featuring interiors designed by BAR Studio and wellness amenities developed in collaboration with global specialist GOCO. The Wireless Residences by Upper House, a 71-storey tower with 239 units, will have interiors by PIA Interior and be managed by Upper House for front-of-house services.

City Dynamic co-managing director Thomas Woolsey states that this partnership builds on Swire Properties’ legacy of landmark residential developments, such as Opus Hong Kong and Eden Singapore. He adds that the project offers buyers the opportunity to own the next masterpiece in Swire’s portfolio.

Currently, Swire Hotels operates six Upper House properties across Hong Kong, Mainland China, and the United States, including hotels in Hong Kong, Chengdu, and Shanghai – the latter two have been rebranded from The Temple House and The Middle House as part of a unified global brand identity. Five additional Upper House hotels are under development in various cities across China and Japan.

Toby Smith, Swire Hotels’ chief commercial officer, describes the Bangkok project as “a milestone that heralds a new chapter” for the brand. “It extends Upper House’s award-winning hospitality into residential living and sets the stage for our next phase of international expansion,” he adds.

With its combination of world-class design, freehold ownership, and bespoke hospitality, Upper House Residences Bangkok and The Wireless Residences by Upper House are expected to redefine luxury living in Bangkok, setting a new standard for branded residences in Southeast Asia.
