The price remains the same as when the site was first launched for sale through an EOI in May, together with another property at 47 Lorong 4 Geylang. The two plots at 4 and 6 Lorong 12 Geylang are zoned “Commercial/Institution” under the latest URA Master Plan 2019, with a plot ratio of 2.8. Currently, there is a two-storey building with an attic occupying the site. The maximum gross floor area that can be developed on the site is 10,245 sq ft, based on the plot ratio.

According to Mary Sai, the site presents various development possibilities for potential buyers. “The site offers buyers the flexibility to either redevelop the site for their own use or lease it to education providers, leisure business operators, or associations, among others. With approval from the relevant authority, a new building can also be sold in strata units,” she said.
