A Four-Bedroom Unit at Grange Residences Sets New Record High Price Per Square Foot

This sale marks not only the highest psf price achieved at the development, but also the most expensive resale unit to date. The new record price is 3.6% higher than the previous high of $3,453 psf, set on June 30 when a similar four-bedroom unit on the fourth floor was sold for $9.85 million.

Another development that has also set a new record high psf price is The Woodleigh Residences. The sale of a 958 sq ft, three-bedroom unit on the 11th floor for $2.72 million ($2,839 psf) on Sept 9 marks a 0.7% increase from the previous record of $2,818 psf, set on May 19 when a similar unit was sold for $2.7 million. This sale also marks the second time a unit at The Woodleigh Residences has transacted above the $2,800 psf threshold.

The Woodleigh Residences is a 99-year leasehold development located in District 13, along Bidadari Park Drive, and is part of an integrated development with direct access to Woodleigh MRT station and an underground bus interchange. The 667-unit development features two- to three-bedroom units ranging from 570 sq ft to 958 sq ft, as well as four-bedroom units ranging from 1,270 sq ft to 1,475 sq ft.

To date, The Woodleigh Residences has seen 100 sub-sale transactions, with 97 occurring after the development received its temporary occupation permit in the second quarter of 2023. This is the first time a unit at OUE Twin Peaks has dipped below the $2,000 psf threshold, falling below the previous record low of $2,077 psf set in May 2024 when a similar unit sold for $1.14 million.

OUE Twin Peaks is a 99-year leasehold development completed in 2015, located along Leonie Hill Road. The project features 462 apartments across two 35-storey towers, offering one- to three-bedroom units ranging from 549 sq ft to 1,604 sq ft.

To date, the development has seen 18 resale transactions this year, with previous deals ranging from a 1,055 sq ft, two-bedroom unit sold for $2.28 million ($2,161 psf) on May 30, to a 1,399 sq ft, three-bedroom unit sold for $3.43 million ($2,451 psf) on May 6.
