Uol Group Caps Defining Year Record Launches And Landmark Wins

October 11, 2025 marked a significant milestone for UOL Group, a Singapore-listed company. This was the day their luxurious condominium project, Skye at Holland, which was jointly developed with CapitaLand Development and Singapore Land Group (SingLand), saw an astonishing 658 out of 666 units (98.8%) sold in a single day. According to Kelvin Fong, the CEO of PropNex, this was “the best-selling project in terms of number of units in the Core Central Region (CCR) in 2025.”

In addition to this achievement, UOL was also named Top Developer 2025 by EdgeProp Singapore on October 16. The company’s other projects, such as ParkTown Residence, Meyer Blue, and Watergardens at Canberra, also received awards that evening. This demonstrates UOL’s commitment to creating value and the hard work of their team and partners. CEO Liam Wee Sin believes that these accolades reflect the trust that homebuyers and stakeholders have in the UOL brand, which is known for its quality, integrity, and enduring value.

For Liam, 2025 has been a fulfilling year, with record-breaking launches. It started with ParkTown Residence, an integrated development in the Outside Central Region (OCR) with 1,193 units above a mall and connected to a transport hub in Tampines North. The project set a new benchmark for suburban living, with 1,041 units (over 87%) sold in a single weekend at an average price of $2,360 psf. It is now 92% sold, making it the best-selling project of 2025 by number of units sold.

In July, UOL launched another successful project, UpperHouse, a 301-unit freehold development in prime District 10. Located at the corner of Grange Road and Orchard Boulevard, the project is directly connected to Orchard Boulevard MRT Station on the Thomson-East Coast Line. By 6pm on launch day, 162 units (53.8%) were sold at an average price of $3,350 psf. It is now 68.8% sold at $3,364 psf.

Then came the highly anticipated Skye at Holland, which reaffirmed UOL’s reputation for delivering well-designed, high-quality homes. On launch day, 658 of the 666 units (99%) were sold, making it nearly sold out. Anson Lim, Senior General Manager (Residential Marketing) at UOL, believes the project’s success can be attributed to a clear product and brand positioning. He also emphasizes UOL’s focus on considering homebuyers’ needs and desires in every project.

Besides excelling in selling and replenishing projects, Liam also believes that being a successful developer means making disciplined decisions and balancing creativity with prudence at every stage, from land acquisition to design, marketing, and project delivery. This year, UOL, CapitaLand, and SingLand completed the $810 million en bloc acquisition of Thomson View Condominium on October 2 after securing High Court approval in July. The partners plan to redevelop the 540,314 sq ft site into a 1,240-unit residential project. With its prime location at the doorstep of Upper Thomson MRT Station and panoramic views of MacRitchie and Peirce Reservoirs, the new development is expected to be highly sought-after.

UOL also recently won the Dorset Road GLS site with a $524.3 million ($1,338 psf ppr) bid, topping nine others. The partners intend to build two 27-storey residential towers with 428 units. Liam believes the site’s appeal lies in its location at the edge of the CCR, proximity to top schools, and walking distance to City Square Mall and Farrer Park MRT Station.

The added convenience of being situated near the West MRT Station elevates the attractiveness of this development for potential tenants, making it a lucrative investment for buyers seeking highly sought-after rental properties. With the inclusion of Rivelle Tampines West MRT Station, this development is sure to become a prime choice for both buyers and tenants alike.

Aside from focusing on design and sustainability, UOL also prides itself on incorporating environmentally responsible design principles in their projects and supporting climate resilience and social well-being. For instance, the 343-room Pan Pacific Orchard, designed by WOHA and certified with BCA Green Mark Platinum, showcases eco-architecture. UOL is also building a new 19-storey, 173-room hotel along Orchard Road, which will be managed by Hilton under the NoMad brand. Set to open in 2027, the botanical-themed hotel is designed by WOHA and will be a distinctive addition to the area.

UOL has also been among the first to adopt Prefabricated Prefinished Volumetric Construction (PPVC) for their private residential projects. The Clement Canopy, their first high-rise PPVC project, entered the Guinness World Records as the world’s tallest residential building using the method in July 2018. However, their 56-storey twin-tower development, Avenue South Residence, surpassed this record in September 2022.

Despite using PPVC, UpperHouse at Orchard Boulevard still retains all the hallmarks of luxury living, such as double-volume living spaces, private lifts, and dedicated parking. The 31 apartments in the Bespoke Collection were some of the best-selling units in the project.
